Terraced homes set a record £415,559 in July, the only East Herts type that rose. The district average slipped £732 to £457,417. Full figures.

The terraced house is now the strongest part of the East Hertfordshire market. At £415,559 in July, the district’s average terrace set a record for a series that runs back to January 1995. It was also the only property type in East Herts that rose at all last month.

Everything else went the other way. The district average fell £732 to £457,417. Detached homes lost £1,519, semi-detached lost £676 and flats lost £1,189.

The July figures were published on 16 September by HM Land Registry. Over the twelve months to July the East Herts average rose £16,178, or 3.7%. England as a whole rose 1.1%, to £293,479.

The gap between the types is the story

Each property type in East Herts has its own record high, and only one of them is current.

A first-time buyer in East Herts now pays an average of £357,660, up £12,351 on the year.

Broxbourne: the biggest monthly jump in the patch, and still short of its record

The other half of this paper’s patch moved the opposite way. Broxbourne, which covers Hoddesdon, Cheshunt, Waltham Cross and Broxbourne itself, averaged £411,689 in July, a rise of £5,193 in a single month. That is the largest monthly gain in either district this year.

It still leaves Broxbourne £6,601 below its own record, the £418,290 it reached in February 2026. Over the year the borough gained £10,190, or 2.5%.

Broxbourne’s flats are the weakest segment anywhere in the patch. At £222,661 they are up £351 in a year, a rise of 0.2%, and they are £13,391 below their April 2023 peak of £236,052 (UK House Price Index, Broxbourne).

East Herts is still the more expensive of the two districts we cover, by £45,728. North Hertfordshire is the fastest riser in the county for a third month.

The three-and-a-half-year view nobody quotes

The index carries its own measure of this, and it is the one worth knowing. The UK House Price Index is rebased so that January 2023 = 100. East Hertfordshire’s July 2026 reading is 104.1. Broxbourne’s is 100.8.

In cash:

  • The average East Herts home was £439,354 in January 2023 and is £457,417 now. That is £18,063 in 42 months, about £430 a month.
  • The average Broxbourne home was £408,309 and is £411,689. That is £3,380 in 42 months, about £80 a month.

Neither figure is a crash and neither is a boom. For most owners in this patch, the house has been close to standing still for three and a half years in cash terms, before inflation is taken off.

How many homes actually sold

Sales volumes lag the price data by two months, so May 2026 is the newest complete figure. East Hertfordshire recorded 141 sales in May 2026, exactly the same as May 2025. Broxbourne recorded 91, against 93 a year earlier.

Those counts are provisional and the Land Registry revises them upward for several months as transactions are registered, so treat them as a floor rather than a total.

A correction to last month’s figures

Every UKHPI figure is revised as more sales are registered, and this release moved June by more than usual. When we reported the June figures we gave the East Herts average as £460,778, a record, up 4.0% on the year. The Land Registry now puts June at £458,149, up 3.4%: £2,629 lower than the figure it published a month ago.

June is still the record month for the district, and July has not beaten it. Broxbourne’s June was revised only slightly, from £406,678 to £406,496. England’s June was revised from £293,262 to £291,581.

The June article now carries a dated correction note.

What it means for you

  • Selling a terraced house in East Herts? This is, on the official index, the best month there has ever been for that type in the district. Terraces have gained £18,162 in a year.
  • Selling a flat? Do not use the district headline. Flats gained 1.4% over the year in East Herts and 0.2% in Broxbourne, and in both districts they are worth less than they were in spring 2023.
  • Buying with a mortgage? At the East Herts average of £457,417, a mover buying a single main home pays £12,870 in stamp duty. A first-time buyer at the first-time buyer average of £357,660 pays £2,883.
  • Comparing with a valuation? UKHPI is a mean average across everything that sold, not a median, so a handful of large detached sales can move a district figure. It is also built from completed sales registered with HM Land Registry, which means it describes deals agreed several months before publication.
