The East Herts average fell £1,018 to £455,973 in August, a second monthly drop, and annual growth halved to 1.9%. Broxbourne rose again. Full figures.
House prices in East Hertfordshire fell for the second month running in August. The district average dropped £1,018 to £455,973, according to the latest UK House Price Index.
Over the year, the average is still up £8,376. But that is a rise of 1.9%, about half the 3.6% recorded in the year to July. It is the slowest annual growth in the district since November 2025.
The August figures were published by HM Land Registry on 21 October. The UK House Price Index is a mean average of completed sales, so a few large sales can move it. It is not the price of a typical home.
Detached homes fell furthest
The average East Herts detached home lost £6,920 in a month, the biggest fall of any property type. Terraced houses were the only type to rise, by just £180.
These are the East Hertfordshire figures for August 2026 against August 2025 (UK House Price Index, East Hertfordshire):
| Type | August 2025 | August 2026 | Change | % |
|---|---|---|---|---|
| Semi-detached | £509,556 | £525,827 | +£16,271 | +3.2% |
| Terraced | £403,578 | £415,302 | +£11,724 | +2.9% |
| Detached | £865,892 | £878,608 | +£12,716 | +1.5% |
| Flat or maisonette | £249,629 | £249,320 | -£309 | -0.1% |
| All property | £447,597 | £455,973 | +£8,376 | +1.9% |
Flats are now the only East Herts property type worth less than a year ago. They are also £4,019 below their own record of £253,339, set in March 2023.
A first-time buyer in East Herts paid an average of £356,853 in August. That is up £6,476 on the year, or 1.8%.
How far below the record
The district record is now £459,894, set in June 2026. August’s average is £3,921 below it.
Two months of falls do not undo much. Prices rose in five of the six months from December to June. The more useful measure is the long run. The index is set so that January 2023 equals 100, and East Herts now stands at 103.8. In cash, the average home was £439,354 in January 2023 and is £455,973 now. That is £16,619 in 43 months, or about £390 a month, before inflation.
Broxbourne went the other way
Broxbourne, which covers Hoddesdon, Cheshunt, Waltham Cross and Broxbourne itself, rose £2,740 in August to £414,692. It is the borough’s third monthly rise in a row.
Over the year Broxbourne is up £9,183, or 2.3%. That is now faster than East Herts. The borough is £4,620 short of its own record, the £419,312 it reached in February 2026.
Broxbourne’s terraced houses rose £3,777 in the month, to £414,281. A Broxbourne terrace now costs within about £1,000 of one in East Herts (UK House Price Index, Broxbourne).

Last month’s figures have changed
Every UKHPI figure is revised as more sales are registered at the Land Registry. This release moved the earlier months again:
- July is now £456,991. We reported it as £457,417, up 3.7%. It is now up 3.6%.
- June is now £459,894, which makes it the district record. Last month’s release had it at £458,149.
- Terraced homes: we reported a record £415,559 in July. July is now £415,122, and the terraced record is June’s £416,283.
The direction of travel has not changed, but the exact figures have. Treat the newest month as provisional.
Sales counts lag further behind. June 2026 is the newest month with a figure, and it shows 108 sales in East Herts. That count will rise as late sales are registered.
What it means for you
